Almeria property for sale is well searched for by people looking to buy abroad yet few people are actually aware as to its exact location on the Spanish mainland. Between the provinces of Granada to the west, and Murcia to the north east, in the south eastern corner of Spain, lies the sun-drenched province of Almeria. Average temperatures in summer are around 25 degrees Celsius, and, even in winter, temperatures below 13 degrees are rarely recorded. Miles of beautiful sandy beaches, together with a constantly changing landscape and fine cultural heritage make the Almeria region a much sought after location for holidaymakers - and investors in particular.
Almeria Property for Sale - What is the Attraction?
Firstly Almeria property for sale can be an excellent investment, both in terms of capital growth and rental income. Recent years have seen a regular increase in property prices of around 15% per annum, on average, and although the rate of increase has slowed somewhat, there is no reason to believe that prices will not continue to rise for the forseeable future.
Secondly Almeria property for sale is still considerably cheaper than that in some of the more developed coastal regions, such as the Costa Blanca, or Costa del Sol, and compares very favourably indeed with similar property in the UK. Furthermore, excellent investment opportunities exist not only on the cost, but also further inland.
The increased popularity of the Almeria region has not gone unnoticed by the Spanish authorities, to the extent that the local infrastructure has been much improved, and the province is now served by direct international flights to Almeria airport, in addition to those to Murcia and Malaga airports.

Popular areas for property investment include Mojacar, to the north east of Almeria city, which is the busiest, but, perhaps surprisingly, the least built-up of the resorts on the Costa Almeria. Excellent beach and water sports make the resort a haven for tourists during the summer months.
Almerimar, 25 miles to the west of Almeria city, is a rapidly expanding, and indeed, purpose built tourist resort, with a working harbour and a modern marina.
Further inland, some traditional Spanish villages are also undergoing transformation, including Vera Playa, traditionally a farming village, just to the north of Mojacar, and Garrucha, which is nearby.
Financial and Legal Considerations
Most Spanish property tends to sell quite quickly, and Almeria property for sale is no exception, so it is a good idea to have your reservation fee (usually between £2,000 and £7,000, depending on the purchase price of the property) to hand to avoid disappointment.
A Spanish lawyer will be necessary, to check that any Almeria property for sale is correctly registered, and that any outstanding taxes have been paid - most of these relate to the property, not to an individual, and will become your responsibility, if left unpaid. If you are taking out a mortgage to pay for the property, a valuation will also be required. The final stages of the purchase are to sign the official contract, the "Escritura", in the presence of an official, known as a "Notario", and to register the contract with the "Registro de la Propiedad", the property register.
