Arboleas property for sale is in demand for many reaons, not least for its excellent location and climate as well as its affordability. A temperate (all-year round) climate, a superb Mediterranean location, and a beautiful, and fascinating, coastline are just some of the attractions of the Costa Almeria, the region to the south-east of the Iberian Peninsula, stretching for some 200 miles between Adra in the south and San Juan De Los Terreros in the north. The province experiences the warmest – up to 40 degrees Celsius in summer, and rarely below 10 degrees Celsius, even in winter – and sunniest – more than 3,000 hours of sunshine per annum – climate in Europe, and warm weather also arrives earlier than the rest of Europe, making it the ideal location for early season breaks. Rainfall, such as it is, is light, and occurs only in the spring and autumn.
Endless, sandy beaches, and a diversity of water sports – water-skiing, windsurfing, and diving, to name but a few – are obvious attractions, but the constantly changing landscape lends itself to other active, outdoor pursuits. Golf is extremely popular, with many fine courses, and horse riding, cycling, rambling and fishing are among many other possibilities. The region is also a feast of history, and cultural heritage, with traditional, whitewashed towns and villages, largely untouched by encroaching tourism, and featuring cobbled streets, Moorish architecture, and a distinctly Spanish “flavour” – not least, quite literally, in the form of Andalucian cuisine, featuring, naturally, seafood, and other local produce, which can be sampled in the many bars, restaurants and cafes.

Arboleas, situated slightly inland, at the foot of the Sierra de los Filabres Mountains, but, nevertheless, within 30 minutes’, or so, drive, via excellent road links, of the coastal tourist resorts of Mojacar and Garrucha, is typical of all that is good on the Costa Almeria, for both traditional holidaymakers, and Spanish property investors alike.
The old town of Arboleas features narrow, cobbled streets, and “La Primitiva Iglesia” (“The Primitive Church”), which dates back to the 15th century, and is surrounded by olive groves, citrus orchards and fields of wheat and barley – testament to the importance of agriculture to the area – and traditional Spanish fiestas – with wine, paella, music and entertainment – are regular occurrences throughout the spring and summer months. That’s not to say that modern amenities are scarce or difficult to find – banks, a post office, supermarkets and medical facilities (either locally, or at the new hospital in Huercal-Overa) are to be found, along with schools, and many shops, bars and restaurants.
Arboleas is within just over an hour’s drive of the international airport at Almeria, which receives direct flights from the UK, and, indeed, the whole of northern Europe, and road networks provide easy access to the whole of the Costa Almeria, including, for example, the Tabernas Desert, with its “mini-Hollywood” film sets, or the Cabo de Gato National Park, popular with walkers, divers and birdwatchers. There are also four fine golf courses within easy reach of the town.

Spanish property for sale, and Arboleas property for sale is no exception, has “boomed” in recent years, with price increases of roughly 19%, 17%, 13% and 9% recorded in successive years – with a further 8% increase expected by the end of 2007 – and although the rate of increase is slowing down, prices are still increasing, and are likely to continue to do so for some years yet. Predictions suggest that popular areas are likely to experience annual property price growths of roughly double the rate of inflation, and hence acceptable returns on investment, for the foreseeable future. The cost of Arboleas property for sale compares favourably with that in the more established regions of Spain, such as the Costa del Sol, and is still only some 85% of that for equivalent property in the UK.
Costa Almeria property for sale, and Arboleas property for sale, in particular, is becoming popular with UK property investors, seeking the “real” Spanish experience, either as a permanent residence, or on a “buy-to-let” basis, and a huge selection of apartments, townhouses, villas and more rural properties is available.
You may, for example, come across “ruins” or “renovation projects” that are, seemingly, at least, relatively inexpensive – perhaps in the region of 40,000 Euros – but remember that these descriptions are quite literal, and Arboleas property for sale, of these types, will require major rebuilding work. More realistic for first-time buyers, perhaps, are one, or two, bedroom apartments, starting at around 100,000 Euros, or townhouses, with two, or more, bedrooms, starting at around 120,000 (obviously, as with all Arboleas property for sale, depending on location), or for the more demanding, and, indeed, affluent, buyer, villas starting at around 200,000 Euros.
The terms “finca” and “cortijo” are used to describe more rural, “farmhouse” type properties, typically including land of some size and description, but can vary widely from property to property, so make sure that you know exactly what you are getting (or getting yourself into), before you set your heart on any particular Arboleas property for sale.
