Searching for an Arboleas resale property? If you are, check out the province of Almeria, in south-eastern Spain. This delightful coastal region, known, unsurprisingly, as the Costa Almeria, receives more sunshine, and less rainfall, than anywhere else in Europe, and is emerging as a “hotspot” for traditional holidaymakers and property investors alike, with Arboleas resales particularly sought after. The superb Mediterranean location and endless, unspoilt, sandy beaches are, perhaps, the most obvious attractions of the region, but the temperate climate and diverse landscape mean that a whole host of other opportunities is on offer. Golf, for example, is becoming big business, and some of the finest golf courses and facilities in Europe can now be found on the Costa Almeria. The Tabernas Desert and Cabo de Gato National Park are other popular attractions – hiking, cycling and horse riding, not to mention extensive water sports, facilities are all available – and the whole region is steeped in history, with Moorish architecture much in evidence, blending congruously with the more modern facilities that you would expect of a popular tourist destination.

Arboleas is a small, rural town, nestling in the foothills of the Filabres mountain range, on the banks of the Almanzora River, and surrounded by pleasant, and fragrant, olive groves and citrus orchards – indications of the importance of agriculture to the local economy. The town is steeped in Andalucian history and cultural heritage, with cobbled streets, a town hall and church that date back to the 15th century, and a traditional, local market, held every week. Arboleas, does also, however, offer all the amenities and facilities that you might expect in modern Spain – a post office, banks medical facilities, schools (either locally, or nearby, by free bus), as well as bars, restaurants, shops, and a newly-opened communal swimming pool. Transport links are also excellent – the popular coastal resort towns of Garrucha and Mojacar are only half an hour, or so, away, by car, and the superb golfing facilities at Albox just 10 minutes away. Arboleas is increasing steadily in popularity, and population, yet retains the relaxed, laid-back atmosphere that is so traditionally Spanish, and is, all in all, a perfect location for property investment – whether it be in holiday accommodation, a permanent residence, or on a “buy-to-let” basis. Arboleas resales, in particular, offer some of the best opportunities for investment in the whole of the Costa Almeria.

Arboleas resales, like Spanish property resales, in general – “resales” being properties that are already built, and occupied, as opposed to brand new developments – are available in many shapes and sizes, and, of course, prices. Some of the terms used to describe Arboleas resales – “townhouse”, or “villa”, for example – are fairly meaningful and easy to understand (with, of course, some supplementary information), but others are not, at first glance, quite so helpful. You may, for example, come across properties described as “ruins”, or “requiring renovation”, and these are not, in any way, “romantic” terms – if you buy a ruin, a ruin (to all intents and purposes, a pile of stones) is what you’ll get, and renovation is likely to be a major project – so these properties are definitely not for the faint-hearted, and probably not for the first-time foreign property investor. Similarly, “farmhouse”, “cortijo” and “finca” can be used to describe roughly the same, or widely different, types of property, which may, or may not, include land – also of varying size and quality. “Rustico” is the term used to describe a building not originally designed for human habitation, but converted – barn conversions are, perhaps, the most common example, but this category may also include many other, less standard, converted outbuildings, windmills, for example.

One of the major advantages of investing in Arboleas resales is that, obviously, you do not have to wait for them to be built, and, as importantly, you can choose the type of property that you want – which may have more traditional, Spanish, “character”, and be more to your taste, than some of the new developments – and its location – not restricted to the areas in which new building projects are taking place. The slight downside – that applies not only to Arboleas resales and Almeria property resales, in general, but also to resale properties in the UK, or anywhere else – is that you will probably need to factor some refurbishment costs into your property budget. These costs need not be extravagant, but you may want, for example, a new bathroom suite, or kitchen, or both, which will obviously add to the real, total cost of the property. Some property investors may find the prospect of more major refurbishment off-putting, but the quality of Spanish workmanship is usually high, so there is no reason why the process should be any more difficult, or costly, for Arboleas resales than for resales in the UK.

The Spanish property market, in general, has experienced sustained growth in recent years, with double figure percentage increases in price being consistently recorded, annually, and although the rate of increase is slowing down, prices are likely to continue to rise for the foreseeable future. The interest in, and development of Spain, over the last few decades, means that the market for Spanish property resales is buoyant and thriving – to the extent that the prices of Spanish resale properties, including Arboleas resales, are now rising faster than those newly built properties – and the recent trend for investment in property inland from the coastal resorts, such as Alboreas resales, has meant that Almeria resales have performed best of all, with returns significantly above the national average.
